Scope of Services >

Title Services of the Gulf Coast offers closing and title services to Southwest Florida homebuyers. Through our commitment to provide the highest quality service in Southwest Florida, we strive to make the closing process as smooth as possible for our customers from start to finish. Our job is to facilitate the closing, and although we do not offer or provide legal representation, we oversee every critical aspect of the closing.

Our scope of services include:

Review of the final sales contract and tracking of critical dates;
Acting as escrow agent and holding the deposits and other closing funds in escrow until closing or other authorized disbursement;
Examination of title and survey;
Issuance of a title insurance commitment and final title policy to the buyer and the buyer’s lender (the buyer’s title insurance policy protects the buyer again financial loss from a defect in title to the property);
Preparation of the deed, closing statement, closing affidavits and other documents required to convey the property and insure title; and
Final closing and disbursement.

If the buyer is financing the purchase, we coordinate directly with the lender and handle all aspects of the loan closing. We also handle refinances for our customers.

Meet the Managing Director >

Lisa Van Dien, Managing Director for Title Services of the Gulf Coast, practiced law as a Florida Bar Board Certified Real Estate Attorney in Naples where she was in private practice for more than 18 years before joining the company. Experienced in all aspects of real estate closings, Van Dien is committed to making the closing process as seamless as possible for clients.

She is an active member of The Florida Bar’s division of Real Property, Probate and Trust Law section and has also served on the 20th Circuit Judicial Nominating Committee and the Florida Bar’s Real Estate Board Certification Committee.

Van Dien has held leadership positions with the Collier County Bar Association, Junior Achievement of Southwest Florida, Leadership Florida, and the Naples Area Board of Realtors’ Legal Resources Committee. She is also a founding member of the Golisano Children’s Museum of Naples, where she served on the board for more than 10 years.

Van Dien is a graduate of Syracuse University and the University of Richmond School of Law, where she graduated magna cum laude.
